ND Temp Gauge Not Working?

Bought a ‘16 ND recently and the temp gauge never climbs. (The blue cold engine light functions as expected.) It’s been getting 31-36 mpg and the car shows no performance issues. Coolant was a little low but topping up didn’t fix the issue. It seems like it was pretty well taken care of otherwise for the miles. Probably just need to replace the coolant temp sensor? Any diagnostic tips?

I own a house that I bought a little over 4 years ago for 435k with 10% down and an interest rate of 3.125%. I’ve been renting out the house for the last two years and now that my tenants have moved out I am trying to decide if I should sell or continue renting it out. I can cover my mortgage with a small amount to spare by renting it out, and the house has thus been relatively low maintenance. I’ve heard a compelling argument from realtors that my house could be worth about 440-460k, despite Zillow/redfin suggesting ~490k. I imagine a realtor is incentivized to list low and sell quick and Zillow/redfin is incentivized to tell me a higher number than is realistic, but for planning I have been working with the 440k number. I have 356k left in my loan.

I don’t looove being a landlord but it seems like a pretty good gig, especially with the interest rate I’ve got locked in. (Ethically I can argue a case for either way and this probably isn’t the place to discuss that either…) My main concern is risk, be it from bad tenants, a tree falling on my house, wildfires (Oregon), or in particular: the housing market tanking, especially with the trend of AI taking a lot of white collar jobs. There isn’t a lot of high-end industry in my city (Eugene, OR) but somehow it’s a pretty expensive place to live given the average salary. Oregon land-use laws have produced a consistent housing shortage here. I am guessing a lot of homeowners here work remote jobs that might be at risk, but also the housing market seems to be still going pretty strong. Anybody got a finger on the pulse here?

Would I be crazy to sell right now?
