My family has been in real estate in Pune for years, and we’re now looking to raise outside capital for a project we’ve been quietly working on for some time.
Posting here because I’d rather speak directly to serious people than go through the usual broker chain.
This is not an idea-stage pitch. There’s a real project here, a clear development plan, and a defined capital requirement to move it forward.
Keeping this high-level in public for obvious reasons, but happy to share details privately with relevant people.
A few things upfront:
- not a broker post
- not looking for “send deck” curiosity
- not looking for small fragmented cheques
- only looking to speak with serious investors / operators / HNIs / family offices who understand execution and risk in Indian real estate
This is a meaningful cheque-size opportunity (roughly ₹25–50Cr+ participation, depending on structure), so not really suited for small passive retail capital.
Return profile is in line with what experienced private real estate investors would expect, downside-protected, milestone-linked, with target returns in the ~20–30% range depending on structure and entry.
Like most land-led opportunities in India, this has taken time to structure properly. A lot of that work is now done, the legal path is much clearer, and we’re comfortable opening it up to serious discussions.
