Is it hard to find serious investors when you are the middleman for an industrial real estate deal
Like warehouses factories industrial land stuff like that
Where do people usually find investors for big deals and what is the hardest part finding the property or finding the investors

I’m looking to get into physical commodities brokerage. To be clear, I’m not talking about the corporate/banking side, but rather acting as an independent intermediary connecting buyers and sellers and earning a commission on closed deals.
I am currently based in France. I have the impression that the US market is much more dynamic and "ahead" for this type of independent activity.

Je sature un peu des petites explorations classiques. En ce moment, je cours après un "vibe" spécifique : les Géants d'Acier.
Je cherche les hangars les plus massifs possibles en IDF (93, 77, 95, 91), surtout ceux qui ont encore leurs vieux transformateurs ou des arrivées électriques monstrueuses. C'est pour un projet de série photo sur le thème "L'énergie fantôme".
Si vous connaissez des spots qui font vraiment "fin du monde" par leur taille (pas des petites usines de quartier, je cherche du lourd, du béton à l'infini), je suis preneur.

Scanning the 93/77/95 industrial belt. I found 3 massive derelict factories near 'Postes Sources' (High Voltage), but I’m looking for the 'Ultimate Boss' site.
Criteria for the win:
• Location: IDF (93, 77, 91, 95).
• Size: 5ha to 50ha.
• Vibe: Derelict, grey, 'moche', and DEAD silent.
• The Secret Sauce: Must be within 500m of a major electrical transformer.

Je galère sur l'analyse d'un dossier de friche. C'est un ancien site industriel et j'essaie de comprendre si une reconversion en "foncier technique" est jouable vu les contraintes de raccordement électrique dans le secteur.
Est-ce qu'il y a des gens ici qui s'y connaissent en zones U ou qui ont déjà géré des successions de vieux entrepôts un peu pollués ?
Je cherche à échanger avec des gens qui connaissent bien le terrain en IDF (93/77 surtout) pour pas faire n'importe quoi.
