Sobha Hartland 2/Skyvue Stellar High Floor Unit 70th floor (Lagoon view): Status Update

Details:

  • 825 sqft + balcony
  • Purchase price: 2.156M AED (at launch 2025)
  • Premium/high floor unit with lagoon view
  • Payment plan: 20% down already paid + another 10% in year 2
  • Handover expected Q1 2029

I know the AED/sqft is definitely on the expensive side, but I specifically paid for the rarity factor: very high floor, premium tower, luxury finish, and unobstructed lagoon-facing view. My thinking was that unique units in top Sobha projects could appreciate well long term even if standard units become oversupplied.

Originally I was leaning toward either:

  1. Holding long term as Dubai matures
  2. Renting after handover for cash flow
  3. Potentially reselling before or around completion if market stays strong

But obviously sentiment feels less positive recently with broader Middle East war concerns/geopolitical risk. Curious what others think:

  • Do premium high-floor view units still outperform long term in Dubai?
  • Is Sobha Hartland 2 likely to remain a top-tier area by 2029?
  • Would you personally hold, rent, or exit?
  • How much do you think regional tensions actually affect Dubai luxury real estate over a 5–10 year horizon?
