Looking for an unfurnished studio/1bed with parking for rent

Hello as the title says, anywhere in Dubai except Deira, Al Nahda, and Al Warqaa. Studio prices in Discovery Gardens and Furjan are around 50k++. My budget would be 30-45k/year. I'm looking for an area more central. I don't mind being far away from the metro station.

I've seen studios in International City within my price range but I've heard nothing good about the area. I know they charge parking there now. Has there been any positive changes since then?

Help for someone getting screwed by the system

Good Morning all, really appreciate someone's help or advice here. We bought a new villa last year in Dubai from a small developer. The quality of the villa is bad and we have been constantly complaining to the developer to fix the items under the defect liability period and he has just been ignoring it or when he does address it, its not fixed properly. We have now got cracks in our roof that is allowing rain to get in and we cannot get the developer to do anything even after repeated follow ups. We have raised a complaint with DLD and subsequently with RERA whose response has been utterly disappointing. Basically they responded to my online complaint saying that if the developer does not fix it , then escalate to the authorities or go to court ( DLD and RERA are the authorities and are the regulators ensuring the legislation mandating the defect liability period is adhered to so why they recommended going to the authorities is beyond me). I am at a loss what to do, as going to court will cost money and there is so many things he needs to fix. Does anyone have any experience of dealing with this issue or any advice they can recommend please ?

Seeking 1BR – 6 Month Rental (May–Oct) – Max 5,000 AED All-In

I'm currently looking for a 1-bedroom apartment in Dubai for a 6-month rental period, ideally from May 2nd to October 2nd.

Budget: Up to 5,000 AED/month (all bills included)

Preferred areas: JVC, Al Satwa, Al Jaddaf, Dubai Silicon Oasis, or nearby areas with good connectivity. I'm also open to other areas if the unit and deal make sense.

I understand the budget is slightly below market for a 1BR, but I'm open to serious offers close to this range, especially from landlords or direct listings.
