Looking for a recommendation for a recording device that would hold a charge or be plugged in to a portable battery and continuously record all vocals in a nosy environment like a car environment for xx days, that would also be good enough quality capable for singing analysis of it later.

I keep seeing that property in China is way cheaper than in the U.S., and I’m trying to understand if it’s actually realistic to take advantage of that as an American.
From what I understand:
You don’t actually own the land in China, you lease it (like ~70 years for residential?)
The government owns all land, and you’re buying the structure + usage rights
So I’m curious:
Can a U.S. citizen actually buy property there? What are the requirements (residency, visas, etc.)?
What are the real ongoing costs?
Maintenance / HOA equivalent
Taxes (I’ve heard there’s little or no property tax?)
Renewal costs after the lease expires
What actually happens at the end of the ~70-year lease?
Can foreigners rent the property out or is it strictly for personal use?
Are there any major risks people don’t talk about (like government reclaiming land, unfinished projects, etc.)?
Basically:
Is this actually a feasible move for an American who wants to own a residence in China, or is it one of those things that looks cheap on the surface but comes with hidden constraints?
Would love to hear from anyone who has real experience or understands the system well.
