The girl that lives upstairs from my mother just got a job in NYC so is moving out and found someone to "sublease" her place on a website for that. So she keeps paying and the new guy pays her. I get that they take a security deposit from him but if he refuses to move it at the end and has to be evicted is she on the hook for the lost rent and legal fees? Seems like a big risk. Otherwise I guess she's on the hook for the rent until someone else moves in.
I know it would be hard to find somebody for a 15mo lease starting in three weeks but I wouldn't want to take the chance given I'd have to come back from out of state to deal with any hassle.
ED: sorry, clarification: Her lease is until August but she'll be let out if there's a new tenant and the new tenant signs a lease until August 2027.
