Community gathering space in a college town
Hi everyone,
I’m exploring the idea of leasing a ~4,800 sq ft flex space in Newark, DE to create a small-scale creative studio and community workshop space.
The concept is a flexible, DIY-friendly space for things like:
photography and content creation
small workshops (creative skills, art, etc.)
low-cost studio rentals for local creators
occasional small community/mutual-aid-adjacent events or gatherings
local shows for the underground music scene
The space I’m looking at is already partially built out (it even has a stage and open layout), so the idea would be to keep things relatively simple and adaptable rather than doing a heavy renovation or turning it into a traditional “event venue.”
I’m trying to figure out:
whether this kind of space actually feels needed/sustainable in a college town
what people would realistically use it for (and what they’d pay for, if anything)
what I might be missing in terms of logistics, zoning, or business model
I’m not trying to build a big commercial venue,
more like a practical, community-oriented creative space that can support itself if it works.
Would really appreciate any thoughts, critiques, or reality checks from people who’ve done similar projects or used spaces like this before.
I asked around in my community , local showgoers said they’d appreciate bigger spaces to attract more acts. (a lot of spaces rn are limited to 2000sqft or insanely expensive) Mutual aid groups said they’d appreciate spaces to gather without having lots of barriers.
