Hi everyone,

I received my 2025 Betriebskostenabrechnung in Essen, NRW and noticed that my share of the Grundsteuer increased from around 141€ in 2024 to about 476€ in 2025 for a 54 m² apartment.

I know there was the new Grundsteuerreform in 2025, but this still feels like a huge jump (more than 3x). My landlord included it in the Nebenkostenabrechnung, and overall I now have to pay around 472€ Nachzahlung.

Heating costs were actually slightly lower than last year, so the biggest increase seems to come from Grundsteuer and some other Betriebskosten.

Is this kind of increase realistic after the reform, or should I definitely challenge/check the calculation and Umlageschlüssel?
