REIT vs owning an Apartment complex
I'm a 35M who works in health care. Married and starting to Build our family. Currently I have >5M in HYSA earning 4-8% per annum. I also have >3M in PSEI of which is around 1.5M for reit/dividend stocks. 500k in MP2 and around 2M in crypto. I still have some extra money to invest and I'm thinking of investing more to REITS/Dividend stocks or should I take risk of buying an apartment complex and try to manage it? Given my line of work I'm really super busy, but if owning an apartment complex will really provide higher income compared to just passive dividend maybe I can put more time and effort towards making it work? Is it really worth it to have an rental apartment complex vs the passive income coming from REITS/DIVIDEND?
