Hello everyone, looking for advice here.
Our tenant is moving out soon. Smoking is prohibited in the contract, and we learned through a third party that the tenant has been smoking intensively indoor for the two years when living in the apartment.
Our question is: What can we do to hold the tenant accountable for any damage caused by smoking? We are mostly concerned about odor in the walls and how to remove it.
Since smell is subjective, it is difficult to establish evidence of damage. Also, the tenant has a record of untrustworthy behavior, it is unlikely that they will acknowledge that smoking took place indoor and also acknowledge any resulting damage.
We would appreciate any advice on this matter. Thank you very much!
