Repairs needed-600k house

House listed at 600k
We offered full ask with 14k in concessions. They accepted since I don’t have a house to sell.

House built in 2001.
Roof inspection came back that it is a 20 year roof and fiberglass is showing. Shingles are deteriorating . Roof is failing. Need a full roof replacement.

We also need to replace the HVAC and water heater soon-which we do have a home warranty. Hopefully that will cover it. But we are fine with coming out of pocket for that.

I asked for full roof replacement. Realtor is upset. Says the seller priced their home lower to sell fast. And they accounted for roof repair in their listing price. They said they went with us because we didn’t have a house to sell -but they had three offers and chose ours. Not sure what to do.

What to feed our kitten (9 weeks old )

He arrived to us on Viva raw -but I don’t want to continue feeding him that. I started mixing it with Tiki Kitten and he doesn’t like the kibble too much when it’s alone.

Can I get some suggestions on what to feed that is not raw food?

This house has been on the market since September.The first time we put an offer-it was declined. The second time-we went all the way up to the inspection and the deal fell apart because of the roof and electrical work needed. We let a few months go by and saw that it was still on the market. The realtor and I got back in contact, and they were open to working out a deal again. They agreed to make all the repairs,give concessions, and all was well if I didn’t use a realtor.

Well this morning they wanted a few demands before agreeing to move forward.

$5000 earnest money -non refundable
No contingencies for financing and appraisal
And the house is to stay on the market during our transaction
Realtor to make all repairs himself

Spoke to my lender and had to send the dreaded email this morning. I’m sad because I absolutely loved the house. I envisioned my kids playing in the backyard. I envisioned life there. But I have faith there’s another home out there for us!

So long story short. (Utah)There is this house that has been on the market since beginning September. We put two offers on the house by two separate realtors and the deal fell apart. The first time we didn’t accept their counter, and the second time we didn’t agree on the concessions for repairs.

Well a few months go by and I see the house is still on the market. They lowered it from 625 to 617 with 10k in closing costs. At this time we pretty much stopped looking and didn’t think too much of it. Until the realtor texted us and said “ I see you aren’t with a realtor, we can possibly make a deal work if you don’t have one.” So we went ahead and made an offer of 605k with 14k in concessions. Instead of countering, the realtor said “oh we may have another offer coming in, they are working on their prequal” and then 12 minutes later I see that they lowered the home to $607k and removed the 10k in concessions. I reached back out to the realtor and asked why they didn’t counter, I was willing to revise my offer. He said “ I’m sorry but we are offended with that offer” I don’t understand why since the sellers are saving 3 percent by not having to pay an agent fee for the buyer.

So just to get the deal done I said I will offer $617 with 14k in concessions. They agreed. Since I already had an inspection, they agree to cover the repairs as well.

Now the issue is the date. The realtor asked me about how fast we can close. I said May 22nd. he stated, have your lender call me. So my lender called him and he was pissed. Saying, that date is not going to work for my sellers. He wants a two week or less close. And he really made it known that he just does not like my husband and I. I wouldn’t care too much, but the realtor lives across the street. And it’s a very tight knit Mormon community. We are a Hispanic family and are not Mormon. We love the house love the neighborhood but I’m scared that this guy may already hate us.
