For those of you who rent or have tenants, who pays for damage to items?

We are renting out 2 portions to two separate tenants. The house is brand new (they are the first to rent, it's been around 6 months now).

There have been some issues with the water pumps that pumps water from storage tank (ground level/basement) to the water tank on mumty. In both these instances, we were the ones to pay for the repair work. The rental agreement is very vague. It just says that for minor damages, it's the tenants responsibility while for major problems, it's the owner's. However, what if there is a major damage but because of their fault?

We don't live at the location (it has 3 floors, 2 are rented and we are keeping 1 but we don't live there).

This has made me curious since this is our first time renting out a property. Who pays for damage to everyday items?
