The property I’m currently considering in Seattle has a flat roof (I realize that’s not ideal given the wet climate). I had an inspector take a look, and he noted some concerns about algae growth, which likely suggests there has been standing water in the past. However, since it hasn’t been raining, he couldn’t determine how long water may have been pooling in those areas. However, he noted it’s good quality PVC and looks properly adhered.

It’s a relatively new construction, but it has been vacant for nearly two years, so it hasn’t really been maintained or cleaned since completion. Just sharing some additional context. Would appreciate any thoughts you may have regarding the quality of the roof! Should I be concerned?
