Hello all -

I am interested in purchasing a property in Florida for short term rentals. I am specifically looking at "Harbourside at Marker 33" in Indian Rocks Beach, FL.

The problem is I know absolutely nothing about SRT. I have been reading a lot of bad stuff about FL STR (insurance, condo fees).

It seems like it would be a risky move. However, I am less concerned about making a profit and more concerned about just covering the mortgage/fees and building equity in the property.

As I don't want to go into this completely ignorant I am looking for a good book I could read (or other resources) about STR that would help me understand the process/terms and what I would be getting into. Does anyone have any suggestions?

(Also if anyone has any details about this specific property or Indian Rocks Beach that would be helpful as well).

Hi all,

I recently shifted a mid term rental I had to an STR. It's currently a standard key setup with the key in a lockbox, but I'm getting ready to finally upgrade to a smart lock so I can have some more security and piece of mind when it comes to people being able to get in.

I've done some searching, but it looks like it's been a couple of months since the last post in here and tech changes fast. I'd love to get some actual, real person reviews on what smart locks you're using. The rental is in a city so cell service and wifi isn't a concern, but I would love something that's bluetooth so if cell service is down it can still open in case wifi drops.

Cabin is on 40 acres NOT A 40 ACRE CABIN 😂

Recently purchased 40 acres of land with this off grid cabin in the foothills of Maine. First picture is the cabin as it sits and the second picture is how we are going to fix up the exterior IT IS NOT HOW IT LOOKS RIGHT NOW. The cabin sits on a mountain with a killer view of Mount Washington and the presidential range the picture does not do the view justice!

Hi everyone, I need a sanity check from people actually managing rentals.

Is it just me, or do tenants constantly send maintenance requests with almost no useful info?

Stuff like:

“Something is broken”

“The sink isn’t working”

“AC is weird”

And then it turns into a back-and-forth just to figure out:

— what exactly is wrong

— how urgent it is

— whether you need a plumber, HVAC, etc.

I’ve been talking to a couple of landlords and they all complain about this, but I’m trying to understand how common it really is.

Couple questions if you don’t mind:

— How do tenants usually contact you (text, email, portal, calls)?

— Do you have to chase them for details most of the time?

— What’s the most annoying part of the whole maintenance process?

Also curious — have you found any system/process that actually works well here?

Would love to hear how you all handle this in real life.
