I'm having a debate with a friend about District 3 apartment prices. They claim their 200 m² unit in Pasdaran is worth around $1 million USD. That sounds way off to me - that's like Toronto or Dubai pricing, but with Iranian income levels of $400/month.
Based on the data I've seen (Google and ChatGPT), a 200 m² unit should land closer to $300k-$400k USD depending on age and exact street. $1M seems only realistic for an ultra-luxury penthouse on the best streets with like a pool and sauna. Am I wrong? What are people actually seeing in real transactions?
