Looks like there could potentially be black mold in the underside of the cabinet and behind the cabinet. Can I fix this without replacing the countertop? Should I cut into the back wall of the counter?

Any advice is appreciated.

Photo was taken about a month ago before closing and now the weeds are about half as tall as the fence.

I got a weed whacker from a friend, but how should I approach this if I want to plant grass?

How can I ensure I get the weeds out during prep?

This is the back yard for reference. Front is maintained by HOA.
