First time landlord rented out a 2000 square-foot house in October.. found great tenants!

I used a real estate company so I had a solid lease for the first year ..

My RE family members are saying I don’t need a new lease (in October to renew) and I should just go month to month..

What’s your advice?

I have a 2010 Prius, 110k miles..

There’s no spare tire ..

I drive about 500 miles a month to camp, usually within 4-6 hours away from home.

Would you use that space as extra storage or *should* I play safe and get one of those donut tires?

I have Triple A so I feel supported in case of a tire mishap..
