Hi everyone,

I’m considering buying a 2 BHK in Prestige Song of the South (Akshaynagar/Begur side, Bangalore) and wanted honest opinions from people familiar with the area/project/current market.

Details:

• Quoted price: 1.70 Cr
• Additional costs:
  • ~14 lakh registration/stamp duty
  • 1% broker commission
• Flat is unfurnished
• West facing
• Society is around 4 years old
• Well maintained with good amenities:
  • swimming pool
  • café
  • open spaces
  • clubhouse and other facilities

My main concern is, with interior it will cost around 2Cr. do you think it is worth?

• Since it’s west facing, sunlight will mostly come after 3 PM. Is that a major downside in Bangalore weather?
• Does 1.70 Cr sound reasonable for this project, or is it on the higher side considering:
  • age of the property
  • unfurnished condition
  • additional costs involved?

I’ve seen some listings online quoting even 1.8 Cr+, so I’m trying to understand the realistic transaction value vs inflated online listing prices.

Would really appreciate: - actual resale transaction ranges if anyone knows

• what would be a fair negotiation target price
• pros/cons of this project or locality long term
