My fiancee is looking for a short term (4 week) let in london sharpish.

Spareroom is cheaper then airBnB but im paranoid about scams, she found a place, its 1200 for the room + 1200 deposit.

Looks like a sublet

How in hells name to we make sure the woman really lives there and isnt doing a short term let scam?

She showed ID, didnt know about deposit guarantee scheme, my fiancee can be naieve and trusting (trust me from when we first met!!!)

How do i keep her safe? I can't even reasonably get there to help.

My future wife will of been here 2 days less then the ILR 10 year route. I assume this means we need to get married and get a spousal visa before that happens? (late 2027)

Any benefit (or reccomendations) to speaking to an immigration lawyer?

Theres some technicalities/complications around working away, we will have jobs at opposite ends of the country this year, but ill be working remote 1 in 2 weeks. so in a 14 day period we will live together 9/10 days.

I assume my mortgaged house would need to be my second home, while the rental we will be in will need to be my main residence in order to qualify as living together?

Complicated, tired, stressed. Advice welcome for navigating all of this.
