Data online seems feels far from reality also what would be the threshold for top 5% because looking at cities where a decent apartment costs 1 million usd at least it become increasingly confusing to understand how a country with such a below avg per capita income be so rich

But thinking about median home value:

  • Metros → mostly 800–1500 sq ft flats
  • Smaller cities → lots of independent houses on bigger plots (1500–3000+ sq ft)

So even with lower ₹/sq ft, total value might be similar:

Metro: high rate × small size
Tier 2: lower rate × bigger land

Are we underestimating smaller cities because we ignore land + old housing stock?

Curious if anyone has data or thoughts on this.

Also what percentage of homes would cross 3cr

Not just metros—across all cities, including Tier 2/3. Intuitively, I feel the number might be higher outside metros because of larger plot sizes, but data is all over the place.
