Hey all, I’m currently looking at an apartment at 1500 Chicago Ave and wanted to check if anyone here has actually lived there or has any experience with the building/management.

The part that’s throwing me off: they’re asking for payments via Zelle for application process, which feels a bit sketchy.

Has anyone dealt with this building before?

• Is it a legit property/management company?
• Is Zelle normal for deposits/rent in Evanston, or is this a red flag?

I’ve come across quite a few negative reviews about Beal across Reddit, but I wanted to specifically ask about their properties in Ravenswood.

Does anyone here have first-hand experience living in a Beal building in that area?

• Are pest or rodent issues actually common?
• How responsive is their maintenance team?
• Any recurring problems (heating, plumbing, management, etc.)?
• Would you recommend renting with them, or is it better to avoid altogether?
