I need to share something that's been on my mind lately.

My close friend who's a broker called me last week, genuinely stressed. He's been sitting on several good listings for months now, and every serious buyer who comes through immediately starts with "but what about the Iran situation?" before throwing out a lowball offer 15-20% below asking.

I'm not a professional broker, but I've helped a few family members and friends sell their properties over the years. When my friend was venting, I told him about how I closed 3 properties in the last 2 months not by caving to unrealistic discounts, but by doing something simple: showing buyers the actual transaction data.
