Fixing rough spots on lawn

Tryin to fix some troubled spots in my lawn. NC area - Zone 8A. Have overseeded the last two falls and everything came in great (highly recommend GCI Cool Blue and 4th Millennium). Most of my yard came in great but this specific area struggles. I believe it’s a combo of the tree and drainage, but it feels like no matter what I do, the grass struggles here. I don’t know if the issue is solvable or if I just need live with it

Any advice or tips would be welcomed.

How do you guys handle implementing a thirteen week cash flow? Particularly on the expense builds - what is your methodology to forecast expenses at a granular level (IE payroll, fuel, dues / subscriptions, professional fees, etc)?

I find revenue to be fairly easy to forecast - take open AR and build assumptions around collectibility, and then leverage a sales forecast to build a proxy of future cash collections from future sales.

I always struggle with expenses though - most expenses should be known within a thirteen week horizon, subject to some variability on payroll with horses, attritions, commissions, etc, but I tend to struggle with how to build the model without just hard coding these amounts based on trends.
