Property Manager BEWARE: Doorloop is hot garbage!

I started off a couple days ago replying to another thread from someone asking for personal guidance on what software to consider when managing their properties. A lot of people mentioned that Doorloop was to new to give it a proper review. I shared my stresses with it, and figured we'd open up a separate thread for all Doorloop users to share their experience.

I'll go first.

- Sales reps are quick to tell you their customer support is class leading. False. The only way to get help is to use their chat box window which defaults to an AI bot. Finally when you get a "real person" they take forever to respond and never pin point you to the answer. They'll give you a general overview.

- Random updates that throw off the entire system! When I first signed up the system was straight forward. Basic, but straightforward. Randomly they update with a slurry of AI features which just messed up all my categorization and workflows I had gotten used to. Spoke with customer service asking they turn it off. Four hours later I'm told its off. Nope. They turned off absolutely nothing. Instead the instant push notifications to my phone about maintenance requests, tenant messages, payment received, etc became 8-12 hours delayed. Messaged them back; was told AI cant be turned off, and they are aware of the notification bug. That was January 2025; guess the bug was never found.

- I messaged this year how to upload a new rent rate given the annual increase taking place. That confused the bot which transferred me to a "live person" who totally fumbled the ball! She told me to visit a report and modify the values in the report which would update all the tenants; rather than having to click one-by-one. *First off, why are reports modifiable? This shouldn't be in a user generated report. Reports should be view only with filtering options.

Well I do as she tells me, and it leads to utter chaos. She failed to tell me I needed to do it after the first of the month. So my tenants get a surprise rent increase without proper 30 day notice. I had to scramble and manually update all my tenants Doorloop leases. Then when I reach out to her for a fix, she tells me its a known bug in the system. Please be patient and reach out later that afternoon. - I do just that. However its 1:45pm my time and surprise its 4:45pm her time. She tells me no answers have been provided yet, and since its 5pm closing she cant help me. Try again tomorrow.

First thing the next morning she messages me and says she realized she gave me the wrong instructions. No bug in system. I mean c-mon take responsibility for your mistake.

- Best one yet! I get on the first of the month this Doorloop email saying I need to update my bank account. "Click here to update" I'm thinking to myself WTF, nothing has changed why do I need to update. I click the button and get a red error page. So I reach out via chat and get told from this lazy as hell rep that I need to go into X window to X tab, and click X button. I do just that and tell him I see a everything shows a green checkbox. He says "Oh then you must be good. No action needed on your end." So I ask him if he can double check on his end... HE CANT!

So here we are 10 days into the month, ZERO rent payments have been deposited and no one at Doorloop interested in being a customer service rep wanting to do their job! The owners of this building are discussing legal action against Doorloop if they do not get their rents due to lack of expressed promises and economic loss sustained.

In a nutshell, stay away from Doorloop!

2 wheel drive - Death Wobble on Freeway?

We have a 2001 F350 DRW 2WD V10 truck in our fleet. She's an oldie but a goodie that I refuse to retire from the fleet since its never given us any issues. Lately she's been looking to gain some attention from me.

Randomly when driving on the highway above 55 mph this truck will begin to experience what 4WD guys know as death wobble. We've balanced tires, replaced tires, replaced shocks, replaced brake pads & rotors (OEM motorcraft). The tires and brake change seemed to have nailed the issue, until most recently when the crew assigned to that truck let me know it started happening again. UGH!

What should I look for? Truck has 180k on it.
