I would strongly warn buyers against working with Samantha Stoker.
I tried to buy 7695 Rockaway Avenue, Yucca Valley, CA 92284 with her as a dual agent.
During my transaction, Samantha failed to timely disclose material information about the solar loan attached to the property. The solar loan was not clearly disclosed at the listing or offer stage, and the key information was dropped on me on the last day of my disclosure/contingency period at approximately 10:00 p.m. That is not transparent dealing. That is withholding material financial information until the buyer has almost no practical time left to evaluate it.
The solar loan was a major financial obligation tied to the property. The disclosures did not clearly provide the loan balance, payment terms, or a straightforward explanation of whether I was being required to assume it. Samantha then represented the solar loan issue in a way that was false and misleading, and treated it as something I had to accept even though the contract did not clearly require assumption of the loan.
When I tried to address the issue and negotiate based on the newly disclosed information, Samantha refused to engage in a fair negotiation. Instead, she told me to get a lawyer. That response confirmed the problem: rather than disclose the issue properly, explain it clearly, and allow a buyer to negotiate based on material facts, she pushed the burden onto me after the information was revealed at the last minute.
Buyers should not have to discover a major solar loan issue at 10:00 p.m. on the last day of their contingency period. Buyers should not have to hire a lawyer just to get basic honesty and transparency in a real estate transaction.
Based on my experience, Samantha Stoker withheld material facts, made false or misleading statements about the solar loan, and refused to allow a fair negotiation once the information finally came out. I would not trust her with a real estate transaction and would not recommend her to any buyer.
