BUILDING 1411 WARNING: Documented Infestations & Safety Failures

If you are looking at a unit in Building 1411 or the surrounding units, please read this for your family’s safety. I am a former tenant who just vacated Unit 154 after winning a legal case against management (City of San Jose Case #44790-R).

The unit was officially ruled SUBSTANDARD by the City. However, the issues are not just in one unit—they are throughout the building.

Building-Wide Infestation: I have attached reports from Banner Pest Control showing that roach activity is documented across multiple units (including Unit 154 and Unit 68). Management was aware of these building-wide issues for 8 months and failed to provide the intensive treatment required to fix them.

Structural Failures: Vector Control confirmed structural issues in the building that allow pests to travel between walls. Management only addressed these after receiving a formal city citation.

Negligent Management: The owner, Chi Yen, was found to be in violation of the Rent Stabilization Program and ordered to pay a $1,487.16 rebate for the uninhabitable conditions.

The "Flip" Warning: Within 24 hours of surrendering our keys, management re-listed our unit (#154) for $2,395—a $100 increase—despite the fact that the City’s follow-up inspection isn't until May. They are cycling new tenants into health hazards before repairs are even verified.

Check the photos I’ve uploaded of the official pest control reports and the City ruling. Don’t let them charge you "luxury" prices for a building that is legally considered substandard.

Hey y'all, my name is Brittany, and my lab at UCSF is now recruiting Parkinson's patients for a paid research study.

Study Purpose:

  • The purpose of this study is to understand whether people with Parkinson’s disease and depression have improvements in their depression symptoms after receiving psilocybin therapy

 

We are seeking adults who: 

  • Are between the ages of 40 and 80 
  • Have been diagnosed with Parkinson’s disease 
  • Are currently experiencing symptoms of depression (doctor diagnosis not required)

 

Participation involves: 

  • Taking psilocybin at our clinical research unit located at the UCSF Mission Bay Campus 
  • Agree to attend a series of in-person and video visits totaling approximately 60 hours over 22 weeks. Visits will include interviews, assessments, and procedures 
  • Compensation for time and effort will be provided.
  • Some compensation for travel is also provided.

TLDR : The Monthly cost saved when renting versus owning a home : I am stating the math laid by NBC for today.

  • $3438 saved for San Jose.
  • $2212 saved for San Francisco.
  • $1292 saved for Seattle
  • $1160 Saved for New York
  • $415 saved Nationally.

Don't let the Media or Agents say renting is a derogatory "something you can afford" mindset.

I never said home ownership was a Foolish Endeavor, I am just laying out the numbers NBC posted that are relevant for today and moving forward.

The people posting who have locked in their early PROP 13, low interest rate, or have owned your house for awhile are only posting and voicing their opinion in HINDSIGHT.

For those that say "you layer in tax benefits like mortgage interest and property tax deductions" as a potential valid reason to own.

I dare you to run the math on a Million Dollar or more Loan at 5% or MORE APR which will bleed you into 50K + on the interest money LOST for the first few years.

This will only be saving you 20k in tax deductions (750k Cap on interest deductions remember; not everyone has PROP 13 in hindsight rates or pre-2017 unlimited mortgage deductions) this CLEARLY does not have a any logical reasoning until the loan interest goes below 20K+ a year to even out the possible maximum deduction on the interest.

Remember Standard deduction is already 30k+.
