First-time buyer dilemma: Featherston West (Schuber Mitchell) vs. Hope Hill (Rausch/Lennar)?

My spouse and I are looking to buy our first home in the Bentonville/Centerton area. We're looking for new construction and our budget is firm around $250k.
We’ve narrowed it down to two very different communities and would love some local insight from anyone living there or who has dealt with these builders recently.
Option 1: Featherston West (Schuber Mitchell Homes)
The Vibe: Single-family "bungalows," decent community feel with a park/playground.
The Good: We’ve heard Schuber has a slightly better reputation for build quality and customer service in NWA compared to the big national builders.
The Bad: The houses are small (~1250 sqft) and no garage. The backyard is basically non-existent.
Option 2: Hope Hill (Rausch-Coleman & Lennar)
The Vibe: Townhouses/Paired homes.
The Good: Much bigger (~1600 sqft), includes a garage, and a decent backyard for a townhouse.
The Bad: It’s a townhouse (shared wall), and we’ve read mixed-to-negative reviews about the builder reputation and "cookie-cutter" quality control. No real community amenities.
Questions for the sub:
For those in Featherston West: How do you handle the lack of a garage? Is the community park worth the trade-off in house size?
For those in Hope Hill: How is the build quality? Do you hear your neighbors through the shared walls?
Generally, which builder has been easier to work with regarding warranty repairs after closing?
We’re also open to other suggestions in the $250k range if there’s a hidden gem we’re missing. Thanks in advance!
