Im wondering if it’s actually illegal for a landlord to rent out a space to a tenant without informing them prior that the house is scheduled for demolition and awaiting permits? What kind of trouble can they get it?
I haven’t been renting for long. It’s a room rental in a 6 bedroom rooming house. No landlord living there. It’s kind of a like a short lived situation involving work/life. A 10 month basis thing. Since Feb 1st i been renting. Thing is, I made an arrangement/agreement via text message with the landlord many months ago. Less then 2 months into my stay the landlord is telling me that permits were received and house is being demolished ? Hes telling me I need to be out by the end of June?

Back in early November 2025 while I was in BC I booked a room for rent in a rooming house I found off Airbnb thats located in Toronto, Canada. I work in Toronto during the spring/summer/fall seasons. I booked this room earlier than I normally do, which was from February 1st - November 30th. After booking the room and the payment going through the host asked me to accept a new reservation which was only for 1 month and the price changed by 200$. He told me that to prevent him from getting bad reviews or potential problems to only book 1 month and if I like the place i continue to pay him on a monthly basis directly. I thought this was really weird and a red flag, but I agreed regardless. 2+ months passed and 5 days before arrival he sent me a message on the Airbnb plateform that water damage had occurred and he would be happy to refund me payment or offer me another unit for 2 weeks. I couldn’t believe the timeframe in which he decided to do this, leaving me with no time to look for anything else, so I opted to go to another unit. Spent 2 weeks in a hell hole basically. The porch foundation in shambles, no parking available Im the driveway and forced to park overnight on the street which is illegal, and a bed bug biting me the first night there. Two weeks later he advised me that Im good to go to my original address I booked. I get there and the driveway is not accessible due to no maintenance during winter months. The booking said that parking was free and available at this location. I had to shovel ice and snow that hadnt been touched the entire winter to gain access in -25 degree weather. At the back of the house, every garbage bin is jammed back to the top with it spilled all over around the property. I could tell this place with 6 bedrooms is completely neglected despite the income it’s bringing in to this host. I was really pissed off and not impressed with how things started off with this man. I didn’t say anything.
The room that was shown in the ad i booked from was upstairs. When I got there I was in a small tiny room in the basement in the kitchen, steps away from the stove and fridge thats divided off with a door, the baseboards torn out around the perimeter, the window doesnt open, ants, the light fixture flicking on and off and not consistent due to a fault in the electrical and unfinished wall repairs because the space was sectioned off unprofessionally in order to earn an income to the owner. Upon further inspection of the place, on the tree outside it specified that the premises was scheduled to be demolished and that permits were under review. Interesting. The host asked me 3 times how long I was planning to stay despite seeing the dates I had originally booked on Airbnb. I mentioned that I was l looking to rent until the end of oct/nov. He acknowledged this multiple times and said “perfect”. 1.5 months later into my stay he sent me a text that permits have been issued and that demolition of the house were to commence around the end of June. He sent me this text mid April. I thought to myself, after everything I just endured, WOW. This host seems to be clueless. I told him that this is a massive inconvenience for me and comes as shock as I wasnt made aware of anything prior. I booked ahead of time to get a deal on where I will be staying for the summer season while I work, and thats affordable/secure and don’t need to worry while I’m busy. He apologized and said he informed me as soon as he could. I mentioned to him that I understand but also asked him that he understands tenants rights? He never responded to that text.
15 days later and rents due today. Im going to be sending him rent shortly for the room, but I’m really not happy with his antics and unprofessionalism tbh. With the initial text mentioning about the demolition, I asked if he had another unit for me and he said that he currently didnt. He showed up a couple days later to grab something from the garbage and we started to discuss the matter at hand, I asked him about the other tenants here and he insinuated that they have a substitute. I laughed. He said this is short term stay, theres so many other places on Airbnb, this is month to month etc etc and Im looking at him in disbelief. This guy has no idea the laws in Toronto for tenants and renovictions. As I started to state that youre required by LAW in Canada, this is implemented by the government, that youre required to provide a n13 form, 120 days notice, and because this house is 6 bedrooms youre renting out youre to compensate me for at least 3 months plus moving costs etc. he laughed. I laughed back. Hahaha. He then said ok ok, you can go back to the place you were at before for 5 months and I was disgusted and said theres no parking space there….i dunno. And I wanted to continue on with the reasons why I don’t want to move to a different room again within a 3 month period. This is INSANITY!
So now, it’s April 30th. My work starts in 2-3 weeks. He expects me to just be fine with everything i been through and move yet again to a room that isn’t acceptable to me. Im wondering what I should tell him at this point. I have NO desire to go back to the other place with no parking, bed bugs, broken foundation thats dangerous, 10 people living in a bungalow. Zero desire. So Im wondering what I should tell him tbh after I send him over rent for may? Should I ask him for a official n13 form and let him know that Im rejecting going to the other place, and that I would rather recieve 3 months rent compensation, 120 days notice, plus moving costs ? I don’t want to be a pos but I can’t believe how things have gone with this man. He’s probably 35 years old. His uncle is the owner of the house. Theyre eastern Indian, and I don’t think they understand the laws in Toronto Canada maybe.
