Heya! Im here in NSW renting in Sydney and am looking for resources to discover my rights as a tenant.

So keeping the blurb simple I'm looking for my basic rights as a tenant in Sydney. Hoping to learn more specifics about what we'd call in Canada "reasonable enjoyment". I've checked online and as someone who manages properties in Canada ngl kind of confusing.

I'm unsure if my roommates and I count as boarders or tenants: our lease says occupant, however we live in one of those weird buildings were we share a kitchen and toilet and we signed our lease with a property management company though its unclear if they're the owners of the building or a company we rent our specific room with.

The specifics: The big thing I'm looking for is called "reasonable enjoyment" I think you may call it quiet enjoyment? Our neighbour has filed several noise complaints against my roommates and I, the issue being shes reporting us for basic shared living noises; even after we have resolved them peacefully between ourselves as neighbours. Shes reporting things like soft chatter amongst ourselves and recently she complained about our noise level about our tv when we left our door open [we have mold so we often leave our door open during regular hours when were home, she called in her complaint immediately following quiet hours despite a peaceful resolution being reached when we simply closed the door when she mentioned it was 905].

We watch our films on a laptop so we literally cant get unreasonably loud and as hard working WHV residents who don't party we aren't exactly motley crue. She has reported us repeatedly despite receiving positive resolution with us with a simple door knock and frankly its gotten to the point my roommates are afraid to exist after quiet hours begin at 9pm going as far as to whisper and reduce our laptop to a mumble with subtitles. My roommate even freaked out when our dishes rattled when we put them away last night worried wed get ANOTHER complaint from her. We're on our second written warning from the property managers just for existing though i am nearly certain she is not being completely honest with them about the actual noise level or the fact we remedy the situation when she does feel inclined to speak with us about it.

I suppose I'm trying to figure out what constitutes as "acceptable noise" within a shared living complex [surely an apartment cannot expect perfect quiet after 9pm people do have lives after 9] and if what shes doing encroaches on our quiet enjoyment of the property since shes now created a hostile living environment where my roommates are scared to just simply live their quiet life after 9pm and if/when I should bring this up to the property managers.
