Shaft length question - where do we measure from/to?

I understand the 'standard' length for a putter is 34 inches, but is that from the tip of the grip to the ground, or to where the shaft fits into the putter head? Asking because I like my existing putter's length and am looking to buy a replacement putter online. Thanks for your help

Scotland: confidentiality and closing date offers

Hi all. Deeply demoralised with the Scottish process. Viewed a property last week and loved it. Made an offer 13% over asking and 7% over the surveyor’s home report valuation. Seller went to closing with 6 notes of interest, so submitted an increased bid 13% over valuation but still lost out to a higher bidder.
Fast forward a week and another property comes on the market. This time immediately put in a bid 11% over the surveyor’s valuation in the hope of preventing the stress of another closing date wait. Solicitors spent all day farting about before advising that the client’s solicitor rejects our offer and is advising the sellers to go to closing. Which they haven’t actually done yet.
How can professional surveyors be so far out with their valuations given they supposedly know the local market?
Also turns out my solicitors also have another client bidding on this same property. They assure me that they don’t discuss offers, but can i really trust/believe that? It’s probably too late in the process to switch to another solicitor (also suggests to the seller that I’m flakey). The seller’s solicitor is in the same street as mine, so can’t help but wonder if I’m being played. I’m more likely to have a heart attack than buy a home at this rate 😭
