Hey everyone,

I’ve been working on something for my own real estate deals and finally got a version live.

I originally built it because I was tired of jumping between spreadsheets, calculators, and notes just to evaluate one deal.

Right now it helps with:

•	analyzing deals (flip, rental, land)

•	estimating ARV / market value

•	suggesting offer ranges (safe / aggressive / investor)

•	tracking deals through a simple pipeline (so nothing falls through the cracks)

The goal is just to make it faster to go from:

👉 deal → numbers → decision → tracking

instead of using 3–4 different tools.

Still refining it and trying to make it actually useful for real investors, not just another calculator.

Would honestly appreciate any feedback — good or bad — especially from people actively doing deals.
