Taking roommate to small claims court

1 year I ago I signed a lease with my current roommate with her parent as our guarantor.

She has since decided to move out and has requested to be taken off the lease but after further research I have realized that is not an option.

I have found a replacement roommate but they will not be moving in till June 15th (which is the 1 year from the start date of our lease). My existing roommate will remain on the lease since I am not signing a new agreement.

My current roommate has stopped all communication and has not returned the keys and has not indicated if they will be paying their rent which is due in 2 days, they have also not paid me for utilities for last month that they agreed to pay.

I have requested multiple times both over email and text and even communication with their parent (our guarantor) on getting a clear timeline on when I will be getting keys back, when they are officially moving out, and if they will be paying rent in 2 days.

To stay in good standing I’m going to have to pay the rent in full for this month but I can’t move a new roommate in until my existing roommate gives me the keys back or I have the doors rekeyed (at my expense)

Can I take my roommate and our guarantor to small claims court for this months unpaid rent, the key deposits, and unpaid utilities? What are the odds I’d win?

Changing primary lease holder - landlord using scare tactics

I’ve lived in my current unit for almost 1 year now with a roommate who signed on the lease with me but wants to move out and be taken off the lease which I agreed to

Initially the plan was to find someone to do a partial lease take over and join the existing lease replacing my roommate.

I have taken on the responsibility of finding a tenant to rent the room and the landlord keeps saying no to everyone I present (even when they provide a guarantor and have good rental history and income)

So I have asked to made the primary lease holder and then given the ability to sublet and I pay the landlord for the entire apartment (which was the landlords suggestion)

The landlord is now pushing back and saying I could be evicted and damage my credit if rent isn’t paid which I understand and with my income I could cover the rent for the entire unit on my own worst case scenario.

What are my rights in this situation and the landlords? They keep bringing up the possibility of eviction for missed rent when I have had 0 issues,

What can I do to make sure I protect myself? All of these communications are documented over email.

Update: I’m realizing sublet is the wrong term for this as I will continue to be living on the property and I am on the lease as a tenant. Since my current roommate and her guarantor cannot be removed they will just remain as is and I will pay the landlord the full rent every month from my account. Still pending confirmation of key return from previous roommate. And will handle any dispute over rent owed with current roommate in small claims if it becomes necessary. Thank you everyone!!

I’m feeling stuck at my current weight and very frustrated. I started last April at 230lbs as a 5’9 female, prior to this I had dieted down to 180lbs in 2022 and gained all my weight and some back and 230 was my heaviest weight ever.

Since then I’ve lost 33lbs and weighed in at 197lbs most recently but have been stuck for the last 4 weeks. My goal weight is 165-170lbs

My current workout plan is strength training 3x a week, Pilates once a week, and about 8 weeks ago I added in running 3x a week because I’ve been training for a 10k happening this week. I also have been averaging 12,000 steps for the last year and that has increased to close to 16,000 some days with the running.

About 5 weeks ago I started tracking calories (which Ive done many times before) and have been weighing my food with a food scale. I’ve been averaging 2000 cals based on my tracking which I feel is accurate but obviously room for error.

I have been stuck at around 197lbs for all of the 5 weeks even bumping up to 199 some weeks (I don’t weigh every week probably every 10 days or so)

I’ve been advised not to push a hard deficit this week by my trainer ahead of my first 10k but I want to go back into a fat loss phase after this race.

Should I drop my calories to 1800? Should I increase my activity? I’m already pretty maxed out on activity with doing some form of exercise almost every day.

My macros are on average 100-130grams of protein a day 190-200 grams of carbs and 80 grams of fat

I rarely drink alcohol, maybe once every 3 weeks

I also have PCOS and signs of insulin resistance

I want to do this 100% naturally without medical intervention

Any advice?
