Strawberry Guava Tree

I have a mature strawberry guava tree that will put out fruit frequently, but before they have a chance to ripen or get bigger than an inch or so, they start to turn brown and stop growing. The first picture is what they look like once they turn brown and the second picture is as far as they get before turning brown. What could be causing this and how can I prevent it?

I know strawberry guava is invasive. I didn’t plant this and it would be a lot of work to replace it. If anyone has any suggestions to also avoid birds from eating the fruit, I’d like to do my part to prevent its spread.
