"Market mei mandi hai."

“Market mei mandi hai.”

That’s what a client told me today while we were talking in Sardar Estate.

He supplies scientific equipment to industries, and during the conversation he mentioned that LPG shortages are slowing factory operations.

“Plant full capacity pe chal hi nahi rahe.”

That line stayed with me.

What’s interesting is how connected the world has become.

A war somewhere far away affects energy supply.

Energy supply affects factories.

Factories affect transport, warehousing, and local business sentiment.

Aur phir dheere dheere poora market bolne lagta hai:

“Business slow chal raha hai.”

The economy doesn’t always slow down loudly.

Kabhi kabhi slowdown headlines se nahi, choti operational problems se shuru hota hai — delayed tankers, cautious orders, slower dispatches.

And before you realize it, an industrial area in Vadodara starts feeling the impact of a conflict happening thousands of kilometers away.

Anyone else hearing similar things from industries lately?

I work around industrial properties in Vadodara, so I keep visiting different areas to understand how things are moving on the ground.

Was in Sayajipura Industrial Area recently and saw a lot of road work in progress. Since it’s already on NH48, better connectivity here could make a difference once completed.

Also heard from a local owner that water and drainage connections might be coming up (not sure on timelines), which could change how the area develops.

From what I’ve seen, rents here are around ₹12–15/sqft, compared to ₹25–30 in Sardar Estate. That gap might explain why some businesses seem to be shifting towards Sayajipura.

At the same time, both areas have trade-offs—Sardar Estate has better established connectivity and fewer water logging issues in most parts, while Sayajipura still has some challenges like water logging and groundwater quality.

Feels like there’s some gradual shift happening, but I could be wrong—still trying to understand the market better.

Would be interesting to hear if others are seeing something similar.
