Recovery of Security Deposit from NRI Landlord Post-Property Sale

I have a tricky situation. I’m renting a property in bangalore.
My previous landlord, an NRI, recently sold the property to a domestic buyer. While the new owner is requesting a revised rent and deposit structure, I am facing significant delays in the refund of my original security deposit (₹2,00,000) from the previous landlord.
Although the lease agreement was not physically signed due to the owner’s overseas status, the tenancy is well-documented via bank transfers, rent receipts, tds certificates and digital correspondence. Given that the previous owner is now being unresponsive regarding the refund timeline, I am looking for advice on the best legal or intermediary recourse available to ensure the return of these funds.
Can you guys help me based on your experience.
