How has everyone’s experience been fishing the Joppa flats in Newburyport? Any tips to get striper there?

I know it’s a popular spot, I’m yet to try it out. Anyone have any advice, tips, or know what works?

Any good “reliable” spots in southern nh/ northern ma? I’ve gone to some jetty’s but looking for new spots.
