

Same tree, 15 years apart. First photo 2011, second 2026.
Property is in North Warwickshire, UK. Shrinkable clay soil (Mercia Mudstone). Victorian house, likely shallow strip foundations. Tree sits on the boundary, roughly 12m from the gable end. Looks like a Lawson cypress to me but open to correction.
A few questions:
Does this read as a real subsidence risk given soil and proximity?
How much taller is this likely to get if left alone?
Crown reduction or full removal, what's the right call?
I've read removing mature trees on clay can cause heave. Genuine concern at this size?
No cracks on the house - trying to get ahead of any issue.
