How to deal with: Landlords na gusto pumasok sa property na wala kami.

This is our 5th time renting a home, closed to work. Most of our previous landlords would ask permission when pwede sila magvisit and would schedule with us.

Our landlord lives abroad, only stayed in the apartment we’re renting for 2 months. The caretaker however is easier to talk to, and schedules appointment with us for visits. Landlord told caretaker to keep extra keys of all rooms and gate so they may have access. Stated in our contract that landlord/caretaker visits/inspection must be within REASONABLE HOURS incase of REPAIR. Nothing mentioned about being obliged to tell the caretaker of putting extra security (in our case, extra locks and cctv. my reason for not mentioning the extra lock is my worry they would demand an extra key of that lock and they may enter anytime they want).

Landlord visited philippines (we were told about this but not specifically when will they’ll visit the house) and landlord’s things are in the garage (infront of the house). We notified caretaker that we aren’t around the area due to work purposes (hospital duties). We weren’t notified of the time and day they will visit. We only knew when caretaker messaged regarding extra lock, and based sa CCTV (only shows the garage & gate - landlord’s been hugging the gate, crying, and seems trying to open the gate. Apparently they passed by the house (NIGHT TIME), and wanted to get inside. Landlord also mentioned “alam naman nila uwi ako”. Thru chat, Landlord expressed her sadness but also gave importance of not mentioning regarding the extra lock hence they weren’t able to enter. I replied that next time i will mention the extra lock (didn’t mention my worry) and that it’s better for us (renters) to be there when she enters the lot so we may unlock it. I also mentioned that there have been news of robbery within the area hence the extra security.

Landlord defended that they will only get the things located in the garage and not enter the house.

I dont know na what to reply.

-first time namin makaexpi ng ganitong landlord kaya i don’t know how else to react. The things have been in the garage for months and the caretaker would visit the house with us present so why not tell the caretaker to get the things in the first place.

-may fault kami regarding not mentioning siguro the lock. pero i don’t get the big fuzz about it esp if i explain na may news of theft and we’re often out due to hospital work.

-Is there a rule where it is legal for landlord to demand the extra key of our lock if ever? cause given their history of wanting to enter unannounced, any further damages may not be due to us but may be blamed to us in the future if ever.

Are we (renters) on the wrong side?
