Renovation costs- reality check please?

We've found a place in rural Virginia (not too farm from FarmVille) sitting on 8 acres that we are considering buying, renovating, and turning into a minifarm.

If you've renovated before.. the house itself is 1080 square feet, built in 1960, has been a long term rural rental, will need new hvac, and we'd like to add a master bed and bath to the house., possibly correct some of the weird layout. Foundation, plumbing, etc. have all been maintained/are in decent shape.

The purchase price is extremely reasonable, which unnerves me a bit, but I'm used to living in high demand suburbs.. and the big big scary is I do not know how much average renovations cost... and the interwebs wants to scream DIY at me for $10 or freak me out and tell me it'll be $300k per square foot.. We don't want crazy high tech anything, I'm in my middle 40s and want something to retire to comfortably.

I know there's probably not enough info here, but I'll answer whatever.. is $$100-150k for the renovations stupid low and I'm just creating a money pit that will drain me the rest of my life?

The other thing is- the property also has a single wide mobile home on it that is liveable, but needs work that I have no desire to sink a bunch of money into. The main appeal for that for me is the separate well and septic on site for potentially adding a tiny home/ADU for eventually.

I'd welcome your thoughts, even if it's just politely telling me I'm insane and should run screaming.

Hi all!

My partner and I are looking for a fixer-upper on acreage to fix up and retire to… and I've found one that I really want to look at… *however*… we live in Chesterfield currently and our realtor doesn't travel as far out as one of the houses we want to see.

Can someone recommend a good realtor that works in that market? The address of the house is listed as Brook Neal, Brookneal? South of but between Lynchburg and Appomattox.

While I could contact the seller's realtor… I am firmly in the "have your own representing you" category for real estate deals (burn me once…) and would really like to find someone who knows the area, because if not this house, then they may be able to help us find another property in the area.

Any suggestions appreciated! Brownie points if you have personal positive experience and/or are good with texting and emails. TIA!
