Hopefully signing for a place next week! Beautiful space, accepts my cats, already have a move out date, exciting stuff! Until I got the lease and while doing a read through, this section seemed kinda really crazy?

Specifically : ”The maintenance of the Property, minor repairs, and servicing up to the first $500 shall be the responsibility and sole expense of the Tenants), including but not limited to HVAC/air-conditioning units, all appliances, plumbing fixtures (e.g., showers, bathtubs, toilets, or sinks) and electrical fixtures.)”

The space has all new appliances currently, so I don’t anticipate many repairs needed, and I already emailed the landlord company asking for clarification. But is this normal now? Is this just in the case of negligence? Because if they bought a shitty refrigerator that goes out every week, why should I have to pay the first $500? and I also wonder if that’s for each repair, like $500 for the fridge one week and $500 for the HVAC the next. How do I say that’s not cool with me? How would you interpret this?
