Building a €2bn Social Infrastructure Platform in the Nordics – Scaling to €10bn

Hi all,

I wanted to share a bit about what we’re building at RE Equity Fund (re-eqt.com) and get some perspectives from this community.

We focus on social infrastructure real estate in the Nordics – think:

  • elderly care / senior housing
  • LSS (special needs housing)
  • public sector-backed facilities
  • affordable rental housing

The core idea is fairly simple:
👉 long-term leases (often 10–15+ years)
👉 tenants backed by municipalities or government funding
👉 inflation-linked cash flows

We currently have ~€2bn AUM and are targeting ~€10bn over the next 5 years.

Our angle (where we think things get interesting):

  1. “Infrastructure-like” real estate We see these assets as closer to infrastructure than traditional real estate due to stability and funding sources.
  2. Undersupply + demographics Nordics (like most of Europe) are facing a structural shortage of elderly care and social housing.
  3. ESG tailwinds New regulations (EPBD, energy requirements) are forcing upgrades – we try to be ahead of that curve.
  4. Digital + social infrastructure convergence We believe future care facilities will be tightly integrated with digital infrastructure (telemedicine, monitoring, etc.).

Curious to hear from the community:

  • How do you view social infrastructure vs “traditional” real estate?
  • Are investors underpricing/overpricing this segment today?
  • Any experience investing in government-backed rental flows in Europe?
