I recently bought a house from a friend that was in foreclosure. Spent about a month on light cosmetic repairs (it was already in pretty solid shape), and ended up making +22% on resale

Honestly, that kind of blew my mind. Now I’m seriously considering getting into flipping foreclosure and pre-foreclosure properties more consistently
Heading to talk with a specialist soon, and will also catch up with my friend later today to dig deeper into this. But figured I’d ask here too, any advice, pitfalls, or things you wish you knew before starting?
