When I started house hunting last year, I kept hearing the term PITI (Principal, Interest, Taxes, Insurance) but every calculator I found online only showed P&I and left me guessing the rest. I'd budget a monthly payment, then get blindsided by how much property tax and insurance actually added.

After hunting around I landed on a free Android app called **USA Mortgage & Loan Calculator** . It's one of the few that gives you the full PITI breakdown upfront instead of burying it. A few things I found genuinely useful:

- Full PITI calculator with adjustable tax & insurance inputs

- Side-by-side lender rate comparison (useful for shopping around)

- Live FRED market rate data so you can see if today's rates are high vs. historical

- Insurance provider listings so you can estimate coverage costs in one place

It's not a substitute for an actual mortgage broker conversation, but as a planning tool it saved me a lot of spreadsheet time. Has anyone else used this or something similar? Curious what tools others use for pre-approval math.
