This one feels a little lean to flip but wondering what you all think.
I tend to be overly conservative on flips so I wanted some outside opinions on this one. Got this from one of my local guys who is a great lead source.
$425k purchase, $45k rehab. Numbers came back with about $38k profit but only 7% margin. I keep second guessing myself — one rehab surprise(been there) or a soft month on the market and that cushion is gone.
Am I being too conservative or is 7% actually too thin at this price point?
