Don't sleep on this elongated hexagon - it's absolutely stunning! The video does not do it justice, it's very sparkly with loads of rainbow flashes, more so that a standard emerald cut and the colour is absolutely stunning! It's perfect! I may have to buy it in gold.

Better to sell and move into rental or wait?

UK based. We're ready to exchange on sale & purchase but just found out our purchase may now fall through, or take months, and we risk losing our buyer. Been to see a new property today that we really like. We have a decent budget but looking for something very particular so suitable places don't pop up that often, and when they do they are in high demand. I think we should proceed with the sale and move into a rental - I think this would put us in a much stronger buying position and avoid starting over with finding a buyer (please anything to avoid having to keep my house spotless for weeks!). My husband thinks we should just start over if our buyer pulls out. We have two children and both work so moving twice would be stressful but this next move is going to be our forever home, so I don't mind a bit of extra work to make it happen. Advice please!

Neighbouring hotel has a restriction and notice on property - are we screwed?

Looking to buy a cottage adjacent to a little hotel. The cottage is owned by a local couple who used to own the hotel, sold last year. Offer accepted in January, everything was proceeding and we're ready to exchange. Our buyers keen to complete mid-May.

Have just been informed the hotel has a pending application in the land registry involving a restriction and notice on our cottage/land. Our solicitors weren't informed about this until two days ago. The seller's solicitors apparently don't know anything. The solicitor involved at Osbourne Clark (representing the hotel) has apparently left, and the land registry hasn't even provided info on what the application involves. No one can tell us anything.

So obviously, we're screwed for trying to complete in May but... How screwed are we overall? Just how big of a red flag is this?

Thinking about moving into rented accommodation so we can proceed with the sale... But it took us three years to find one property we loved and I'm VERY hesitant to move our kids out of their existing home for an unknown amount of time!
