Hello, we are in the process of getting a mortgage with ptsb for a self build. I think we will need to look elsewhere as ptsb will only allow us to borrow the 100% construction costs which they have as 1850 per sq m (205 sq m so €380,000) and I don't think that will be enough for us, 4 times are salary is an extra 40k we would miss out on. We've been told by builders it's 180-190 per sq ft (ours is 2, 200 sq ft x190 = €418,000) so I don't know how ptsb think we can build it for less.

If anyone can recommend other suggestions or is ptsb are great for mortgages maybe we should continue with them. Also curious on the impact of pstb being recently sold if anyone has any advice.
