What’s something you wish your realtor told you?
As the title suggests- what’s something you wish your realtor would have told you?
Whether it’s buying a house, selling a house or relocating. And yes, I’m a realtor

I hate cold calling people. And I hate being cold called. I do think there’s a time and place for it, but nonetheless.. what’s our thoughts on calling versus txting? When to use each method?
I feel like in today’s world, so many txt. It’s also convenient and doesn’t disrupt someone’s day (in my opinion) but want to hear all thoughts
Asking agents who have implemented their cancellation fee, how it was done and how it left the relationship.
I haven’t come across this yet, but curious on how it would look. I had one listing I discussed the cancellation in great depth (per their request) and I was firm given the upfront marketing expenses. Luckily it sold. However I’m just curious what others do. I see many who say it’s in the contract (fair) but others saying it may hurt future business… Also, how do you even collect? I would think an invoice from broker would be most legitimate. If someone sent me a Venmo request, I’d think it was kinda odd.
All in all, since it’s stipulated in the contract per listing and can vary based on overall listing needs, it seems reasonable to implement. But why so much hesitation? If i saw a cancellation fee, knew what it was and cancelled, i don’t think that would make me want to use someone else in the future just because they charged me?
