I live in a 10 unit apartment building in Los Angeles. I had the following correspondence with my landlord, spanning from yesterday at 9:50am to this evening. I also spoke to the guy who manages repairs in the building this afternoon.

There’s a structural column that runs through my unit. Based on the pictures I saw, it’s completely crumbling. Our landlord has the building repair guy doing the work. As far as I know, he is not license and bonded, nor is he a structural engineer. He’s just a really nice guy that is super handy and has been looking after the building for 15 years.

I am trying to figure out what my rights are here as far as compensation. The landlord is being very vague about how long this is going to take. It’s going to be a very loud and messy project. I am normally a very flexible person and I like to help other people out. But this landlord has done us zero favors, so I don’t really feel like helping him out.

One small example of how shitty this landlord is: We once had rats and droppings in the apartment and it took him over a week to respond. By then, I had already taken care of the situation. His response was sending the building repair guy with some sticky traps. I asked for reimbursement of all the products I bought to eradicate the rats and clean the poop. He didn’t respond. So I sent him and email and took it out of my rent. The next month he charged us the exact amount as a late fee for paying rent 2 days late (we had been living in this apartment for over 2 years at that point and always paid on time).

The apartment he offered is tiny — less than half the size of our apartment. My partner and I both work from home, taking a lot of meetings, and this situation is not workable. Also, our apartment is an old building. I’m nervous that they aren’t going to properly mask of the area and get dust/debris all over our kitchen and living area.

What can I demand here?

Woke up to an intense itch.

I fell asleep on the couch and woke up to an intense itching/burning and found what I think is a flea on my forearm.

We started fostering a dog two months ago. I’ve never noticed fleas on him and he received prophylactic treatment at the shelter. He did, however, recently go back to the shelter to get neutered. Maybe he picked it up there? I am thoroughly checking body and I haven’t seen anything so far.

What are my next steps? Should I be concerned having been bitten? I’m in Los Angeles. There’s apparently flea-born Typhus on the rise. I have health-related OCD. I’m trying not to spiral.
