Looking for some blind spots in this situation my family member has found themselves in regarding the purchase of a condo.

He just started his search and hasn’t received this pre-approval yet…his first open today was a condo that’s being sold by the owner who is also a licensed agent.

He fell in love! He’s ready to make a full price offer! The owner has offered to do both sides of the contract and wants this done today!

I’m advising my family member to have full contingencies in his offer: inspection, financing, HOA disclosures.

50/50 closing costs (I pulled up his areas norm)

Am I missing anything? FSBO’s aren’t a thing in my neck of the woods and I hope this isn’t a too good to be true situation that he regrets! 😬
